Are you a dynamic leader with a passion for driving performance, managing budgets, and ensuring top-tier service delivery? At VIVO, we're seeking an Area Manager to take charge of our Armed Forces Accommodation operations, leading a team dedicated to maintaining excellence across our property assets.

 

In this role, you'll oversee the operational management of void services predominately, with some reactive maintenance, ensuring health and safety compliance while hitting performance and budget targets. You'll manage sub-contractors, optimize processes for maximum efficiency, and deliver exceptional value for money—all while maintaining the highest quality standards.

 

With profit and loss responsibility, you'll monitor budgets, analyse trends, and implement solutions to keep operations running smoothly. From managing complex repairs to creating a culture of support and motivation within your team, your leadership will inspire excellence at every level.

 

You'll work closely with key partners and stakeholders, ensuring seamless communication and collaboration, and will play a vital role in achieving our KPI targets and business improvement plans. Plus, you'll receive specialised training to become the Responsible Person for Legionella and asbestos, ensuring top-tier compliance.

 

You will be responsible for a team of 8, with no more than 4 direct reports consisting of a Delivery Manager, Administrator, and 2 Voids Maintenance Officers.

 

This role will require travel to sites throughout the Area and as such, candidates must be willing to be visible regularly across all sites they are responsible for. Additionally, candidates must be able to pass SC Clearance.

What You Need To Do The Job

 

To succeed, you'll bring a relevant professional qualification such as CIOB or RICS (or be working towards one), or equivalent experience in a related field. Your strong knowledge of repairs and maintenance services within a Housing or fast paced Hard FM services environment, regulatory requirements, and British Standards will underpin your decision-making and operational expertise. Proficiency with Microsoft Office tools, including Outlook, Word, Excel, PowerPoint, and Visio, will be crucial for managing workflows effectively.

 

Previous experience as a Responsible Person is desirable, as is a Health and Safety qualification like NEBOSH or IOSH. You'll have hands-on experience with Permit to Work, Risk Assessment, and Method Statement processes. A proven leader, you will be adept at managing multidisciplinary teams, conducting one-to-ones, PDRs, and disciplinary actions while maintaining a positive, high-performance culture.

 

Your ability to manage costs and deliver results will be critical as you take accountability for profit and loss within your service area, ensuring resources are utilized efficiently to deliver value for money. You'll also have the opportunity to drive business improvement plans, deliver innovative solutions, and support compliance with health and safety legislation and contract delivery, including specialised training to act as the Responsible Person for Legionella and asbestos.
