Your Opportunity  

We are looking for an ELV Systems Supervisor in Abu Dhabi who will supervise and assign work orders to the ELV Technicians and will take responsibility for the assets assigned to the Maintenance Team, ensuring that day-to-day tasks are undertaken and have a key and integral role in the development of the ELV team. 

 

The ideal candidate should be Customer Service Oriented with positive attitude, behavior, interpersonal skill, and problem solving that enable an employee to respond to internal and external customer needs and expectations in a positive manner. 

 

The hiring for this role is subject to contract award.

 

Key Accountabilities

  • Oversee the planning and scheduling of all resources required to deliver the service including specifying procedures, parts, labour and the control of specialist service delivery partners. Once tasks are completed, audit to ensure that workmanship is to the required standards.

  • Assist in the development of risk assessments and subsequent maintenance procedures and protocols including method statements, permits to work.

  • Provide technical support to the project on all ELV Systems (including Fire detection and Alarm System, BMS/EMCS/BAS, Lighting Control System , Car Park Management system, Access Control System,CCTV,Public address system, Data voice System /IP system, Intercom, Audio Visual , Satellite & TV Networks)

  • Assist in the development and monitoring of policies, procedures and protocols for the maintenance and repair services (including. Permit to Work System and Emergency Procedures)

  • Assist in carrying out risk assessments and develop Method Statements to ensure all tasks are carried out safely so as not to harm people, equipment or property

  • Ensure that work is to be performed as per HSE regulations, municipal by-laws, government legislation and Building codes.

  • Be responsible for the delivery of all planned and reactive tasks in accordance with the Service Level Specification requirements

  • Support the Maintenance activities of the department by providing specialist system engineering knowledge and advice, associated with the full range of building services.

  • Prepare and provide daily shift handover reports and monthly management reports in a timely manner.

  • Provide and prepare estimates and quotations for small project works as and when required

  • Preparation of competency assessment and issuing of standing Instructions

  • In conjunction with the technical Manager and Procurement, assist in providing scope of work and provide support for the selection of Specialist Service Partners

  • Plan, coordinate and supervise in house staff, consultants and specialist service contractors providing inspection of works to ensure quality of service delivery. Report all shortfalls

  • Carry out building and equipment surveys and asset collation and input into the development of the annual and 5 Year Asset Maintenance Plans  and the Condition Survey

  • Arrange and support Insurance/3rd Party Inspections with external auditors.

  • Provide a quality analysis and comment technically upon maintenance. Feedback from both in-house and specialist service partners on the quality of service and any recommended corrective actions to be taken

  • Maintain good and harmonious relationships with clients and visitors and respond to any complaints promptly. Identify any necessary steps to prevent inconvenience to tenants. Any issues to be reported to the helpdesk and onward processing to the Serco management.

  • Develop a training matrix of technical skills to support the development of all team members and also for other trade  Technicians to train into multi-skilled Technicians.

  • Ensure delivery of regular tool box talks to the technical team.

  • Whilst the holder will take primary responsibility of the systems on site, they should be conversant with, and understand, the complete working of the building services systems including mechanical, electrical and electronic systems.

  • Ensure personnel issues and attendance records of their team are dealt with in an appropriate manner.

  • Ensure compliance with the company Integrated Management System relevant to the position. Work with power and hand tools safely so as not to cause harm to self or others

  • Conform to all necessary internal and/or external approvals before, during and after maintenance and repair work including Permit to Work and Lock Out  Tag Out (LOTO)procedures  

  • Integrate and communicate effectively with other trade staff (Electrical, Mechanical, HVAC and Cleaning) as required to complete ELV works.  

  • Ensure all assets and plant rooms and building structure are in good repair and painted to promote the aesthetics of the assets and premises at all times

  • Participate in the Health, Safety & Risk programs including toolbox talks, health safety and environmental training related to work activities especially electrical safety and working at heights

  • Carry out all other duties as directed by the line management to the benefit of the Serco FM department and services to the Client.

 

Specific Requirements

  • At least seven (7) years of experience with advance knowledge in ELV building services

  • Proven experience in ELV systems will be advantageous

  • Experience in working in a commercial building, hospital or other facilities management services environment.

  • Three (3) years diploma or Bachelor's degree in Electrical & Electronics Engineering, Electronics and Communication Engineering, Instrumentation and Controls Engineering, Automation and Control Engineering or equivalent engineering trades.

  • Ideally a Vocational training in any automation, instrumentation or control engineering systems. OR 3 years hands on experience in the field of automation, instrumentation or control engineering systems.

  • High School.

  • Good English communication - read, write and speak.

  • Proficient and able to demonstrate a complete understanding of Control system

  • Technically competent with a clear understanding of ELV building services facilities management safety and emergency response protocols.
